A new home in Mission Bay, named for what it does best — frame one of Auckland's most iconic views across the harbour to Rangitoto. A Room With A View is a three-storey new build designed as a forever home for a couple whose children have grown and left, but whose family has not stopped expanding. Grandchildren come to stay. Extended family gather. The house was designed to hold all of it — generously, beautifully, and without compromise.

A material palette drawn from the view

The exterior announces itself with confidence. Emperador marble stone, Nuwall cladding, and Abodo weatherboards are layered across the facade — a rich, considered combination of materials that gives the home a presence on its Mission Bay site without overpowering the landscape it frames. Every level opens to the harbour through generous balconies, so the view is never far from wherever you are in the house.

Two kitchens, designed for two kinds of living

The heart of this home is its dual-kitchen plan — one for each mode of living. On the upper level, the main kitchen is a generous, considered space with dark oak cabinetry, a scullery complete with a second sink and second oven, and all the quiet infrastructure that makes serious cooking feel effortless. On the lowest level, a second kitchen opens directly to the outdoor patio and a purpose-built outdoor cooking and BBQ area — a setup designed for the kind of long, unhurried entertaining that calls for an outdoor fire and a view of the harbour.

A master suite designed for the long term
