A new home in Mission Bay, Room with a View is named for what it does best. It frames one of Auckland's most iconic views, across the harbour to Rangitoto. The home is a three-storey new build designed as a forever home for a couple whose children have grown and left, but whose family has not stopped expanding. Grandchildren come to stay. Extended family gather. Consequently, we designed the house to hold all of it, generously, beautifully and without compromise.
A material palette drawn from the view
The exterior announces itself with confidence. Emperador marble stone, Nuwall cladding and Abodo weatherboards layer across the facade in a rich, considered combination. As a result, the home has a presence on its Mission Bay site without overpowering the landscape it frames. Every level opens to the harbour through generous balconies, so the view is never far from wherever you are in the house.
Two kitchens, designed for two kinds of living
The heart of this home is its dual-kitchen plan, one for each mode of living. On the upper level, the main kitchen is a generous, considered space with dark oak cabinetry and a scullery complete with a second sink and second oven. This quiet infrastructure makes serious cooking feel effortless. On the lowest level, meanwhile, a second kitchen opens directly to the outdoor patio and a purpose-built outdoor cooking and barbecue area. This setup suits long, unhurried entertaining around an outdoor fire, with a view of the harbour.
A master suite designed for the long term
A generous master bedroom anchors the upper level, with a walk-in wardrobe and a bathroom that includes a bath. In particular, this considered detail suits a couple who wanted a home they would never want to leave. A laundry chute connects down to the middle floor, where the laundry room opens to a dedicated service courtyard. We raised the washing machines to a comfortable height, a practical detail that makes daily life quietly easier.
Four bedrooms and a calm, sophisticated interior
Four bedrooms across the three levels give the home genuine flexibility — for grandchildren, for extended family, for guests who stay a little longer than planned. Two living areas sit across the plan, each with its own balcony and harbour view. The interior palette is calm and sophisticated throughout: dark oak cabinetry, marble and granite benchtops, and soft warm neutrals that recede gently behind the view rather than competing with it. Two garages — one for each — complete the plan.
